In a landmark real estate transaction, Primarc & RDB Group acquired DLF Techpark 1, one of eastern India’s largest IT parks, for approximately ₹638 crores. The acquisition was carried out through their affiliate, RDB Primarc Techno Park LLP, via a slump sale from DLF Infocity Developers (Kolkata) Ltd., a subsidiary of DLF Cyber City Developers Ltd.
The deal encompasses the immovable property and associated business undertakings, including rental, common area maintenance (CAM), fit-out, property management, and other services offered at DLF Techpark 1.
With a gross leasable area of 1.49 million sq. ft., DLF Techpark 1 is a LEED Platinum-certified property and home to global technology leaders such as IBM, Lexmark, and Concentrix. This acquisition is expected to bolster the IT ecosystem in Bengal and enhance the economic contributions of both companies.

JLL, the sole transaction advisor, facilitated the deal, with Fox & Mandal providing legal advisory services to RDB & Primarc. Surekha Bihani, Senior Managing Director at JLL, highlighted the historic nature of the transaction, calling it “the largest real estate deal in Bengal’s history.”
Fox & Mandal’s Managing Partners, Debanjan Mandal, and Kunal Vajani echoed this sentiment, stating, “We are honored to be part of this milestone acquisition that underscores West Bengal’s growing prominence in the real estate sector.”
